REGISTER OF DEEDS JEFF THIGPEN TO REJECT ROBO-SIGNED DOCUMENTS
Guilford County Register of Deeds Jeff Thigpen is joining actions taken today by South Essex Massachusetts Register of Deeds John O’Brien in rejecting two robo-signed documents submitted to O’Brien’s office for recording including the names of Linda Green, Korell Harp and Linda Burton.
Register of Deeds Thigpen will begin rejecting robo-signed documents effective immediately.
Thigpen and Register O’Brien will hold those documents for recording until such time as any law firm and/or the lender presenting the documents for recording, sign a notarized affidavit, under the pains and penalties of perjury, that they certify the authenticity of the signatures, including the notary’s on the recording.
In May, Register of DeedsThigpen sent state and federal regulators over 4,500 robo-signed documents submitted by DocX, a company owned by Lender Processing Services contracted by Wells Fargo, Bank of America, and MERS amongst others. Those documents included 1,947 signed by Linda Green with 15 different signature variations and 373 documents signed by Korell Harp with 4 signature variations.
Thigpen’s findings on robo-signed documents were released after a CBS 60 Minutes segment that interviewed Linda Green, a woman in rural Georgia whose signature was signed on mortgage documents as a vice president of more than 20 banks at the same time. Green said she’d never been a bank vice president. 60 Minutes interviewed a number of employees of Doc X who asserted they had signed and notarized Linda Green’s name on thousands of fraudulent documents. Attorney Lynn Szymoniak interviewed for the CBS segment joined Thigpen in releasing the findings.
Thigpen urges county recorders across the United States to join in taking a similar stand on rejecting robo-signed documents. “The basic question here is whether we as Recorders are going to sit on our hands, in the face of what appears to be clear fraud or are we going to stand up for 400 years of integrity and fair dealing in commerce? John is on the right side of this question and these are reasonable actions. If we are ever going to return to basic fundamentals in our financial services system, now has to be time and we have a vital role to play”.

And then there were two…

if all recorders did the same the people win America survives
There are no robo-signed mortgage docs generated in North Carolina. Thigpen has yet to find a robo-signed promissory note or other significant chain of title doc in Guilford County. This is political grandstanding.
Fec, There are no robo-signed docs in N.C.? Well, that would be an exception to every other state in the union. They are trying to patch up the holes in their pirate ship and Mr Thigpen is on to their scheme..
Dear Fec, I have your check from the Bank as their represenative & spokesman where would you like that mailed to?
Oh and additionally you idiot thats all the registry of deeds office does is handle IMPORTANT AND SIGNIFIGANT documents as relate to the Title and Chain of Title. So while you may not like this man your apparent lack of
A: Honesty is
B: Backed up by your anominity which
C: is an admission of guilt that you are full of it.
What ever!!! Could that be because promissory note are not filed with the ROD office? The Deed and Deed of Trust are recorded not the Promissory Note. You are wrong, I live in Guilford County and my docs were Robo signed! My have proof from other court cases and my robo signer signature is different from the other signed docs submitted at evidence.
WHATEVER!
This man is one of the few heroes of Foreclosuregate. America needs more like him.

Gremlins are on my computer and I can;t post anything on the message board.
When my guy who fixes computers comes here I am going to post the little book (19 PAGES) I wrote about the whole fraud on to the Internet. so you can see the complexity starting with the banks fraud of hiding my mortgage payment till my motions to the NY Court of Appeals
Good going. I am originally from Myrtle Beach SC and I am with you my friend you have the moral conviction it takes. I live here in Maine and I am thankful that Massachusetts and yourself have the intestinal fortitude to say with conviction “My job counts it means something to people and I will uphold the oath of my office with honor” Amen son amen. There are too many for whom justice is only in how they spell it.
this is the Beginning of the End for the fraudsters.
they have used the courts and county Register of Deeds to record false documents that
were used to take away people’s home and money.
Its good that Thigpen is rejecting documents with known robo-signers signatures on them, however he needs to send those copies over to the States Attorneys office and PROSECUTE whoever submitted those documents for filing fraudulent docs.
If a private citizen where to file those fraudulent doc’s, you can bet your a$$ they would be charged and arrested before the sun sets.
i agree 100%.
agree also!!!!
Took my assignment of mortgage to my AG’S office here in Rhode Island. Was told to call the O.C.C. They gave me a 800 number to call. People across all 50 states, put email and phone pressure on all of the elected ones. They all need to hear our voices over and over. LAW IS LAW. DO YOUR JOBS.
my man, way to go . we need others to put pressure on your elected and appointed officials. to big to fail for any bank in this country is to close to dictatorship.fraud is fraud.god bless you and your wisdom.
Good for him! If only all recorders had the same guts! By not allowing such fraud to take place with properties and documents in their care they are showing that their is accountablilty.
My Cook County Recorder of Deeds Eugene Moore discusses the Mortgage Fraud openly on his home page at http://www.ccrd.info/CCRD/controller. He states in paragraph 2:
The current status of the Real Estate Industry is due in part to the financing of real estate acquistion and re-financing of home ownership. You need only to examine the headlines of the local newspapers for the fraud that was pervasive in the Mortgage Industry. The evidence can be seen in the foreclosures that blight our communities and the increasing numbers of the homeless. To cure industry ills and mitigate instances of homelessness, two new programs were implemented to fight potential mortgage and conveyance fraud in Cook County.
There you have it in plain english, the fraud was pervasive in the Mortgage Industry. In Websters New Dictionary: pervasive, adj. to diffuse or extend through the whole of. So, this then begs the question, why aren’t ALL recorders, doing what this Register of Deeds Jeff Thigpen is doing?
There is also a mortgage fraud hotline at my CROD 312-603-4000. They are not really very helpful. Actually, the man I spoke with, hung up on me when I called him with some complaints I had about the MORTGAGE FRAUD THROUGHOUT MY ENTIRE LOAN…
