  1. Dean Jones says:

I work with Safeguard for over 4 years and I see a lot of things they do to rip off the banks. I Reported water damage on first floor from bathroom overflow on second floor, They send out a contractor and replace the whole roof in sum of 8,743 dollars. Chase bank never new what was damage just ceiling damage. I done over 11,000 home inspections, on Default loans and only left maybe 50 call by cards, It is a number game more houses you do more SG make. They even tell us leave call back card it you see someone. If house window or door is open on bank own property, during inside outside inspection don’t secure it they will send someone out and collect 110 dollars to secure the property. For vacant houses inspect them once each month seen so much removed from them be REO and contractors. AC units are a big one charge the banks few thousand dollars to install take pictures and then removed AC units when they leave.

  2. honest vendor says:

While in some cases there are those “vendors” that will enter a home that is clearly occupied , i can assure you that is not the norm. If the home has what would be visually equal to 3to five hundred dollars worth of personals inside or out at time of entry , most of these companies require the “vendors” to back out and leave immediatly. if the vendors dont do just that they are Criminals and thiefs. PERIOD

  3. John W. Conlon says:

If you are a victim of Safeguard immediately file a criminal complaint, if the Police will not accept your complaint and enter it into the log then send the police a written statement outlining exactly what happened, a list of items stole, the value of missing items. Send the notice by certified mail, return receipt requested. You might want to have the list of missing and stolen items notarized by a Notary Public before you file it with the Police. Have at least 3 originally signed and notarized listings. Demand that the Police enter your complaint, investigate and file a report and send it to the prosecutor for presentation to the Grand Jury for criminal prosecution. Keep the heat on. You need a determination that a crime was committed or your insurance may not cover loss of your personal property that is not determined to be a crime.

  4. property preservationist says:

as a person that does this type of work the policy is to knock on the door, or if a neighbor is seen outside ask if anyone lives there. In cases where it is clear that the owner is still occupying the residence under no circumstances is the contractor to do anything to the property other than take pictures and leave. We have come across many homes where they were supposed to be abandoned yet in reality the people still live there. A good contractor/vendor will not just break in and take things. Also the policy is when an order comes in to remove things the personal belongings must be stored for 30 days in a storage facility. unless there are extenuating circumstances like the house has been empty for over a year. which usually indicates the owner had nowhere to store their stuff when they had to move due to a foreclosure or they just did not want the stuff because it was nasty and damaged. I do not condone those that break in to the homes and steal and feel they are not following guidelines set

    • Fury says:

      “property preservationist?”

if calling yourself that helps you sleep at night, good luck …

a very high percentage of foreclosures and evictions are illegal.

you are merely a cog in the wheel of the biggest heist in history.

you are not preserving property. you are destroying people’s lives.

  5. REO SERVICES says:

If you read your mortgage documents most of this IS legal. Once your 60 days in default they are allowed to send inspectors to the property to see if it’s vacant or abandoned. Typically entry is not made unless the lawn is overgrown, or utilities cut off. If either of those 2 things are found to be true the bank has the right(again read your mortgage docs) to enter and secure the property because ultimately the property is the banks until you pay for it and they have the right to protect the asset from freeze damage, vandalism or violation citations from the city which end up being a lein on the property. Fees for these types of service are added on to the balance of your mortgage. It doesn’t matter if it’s furnished or not. If the power is not on and it’s winter the pipes will freeze and break and now the bank has more expense when the foreclosure takes place. This is why most of these properties are winterized. I will tell you though that Screwguard s one of the worst companies out there. Not only are some of there practices questionable but they also screw the contractors that do the work. I do field service work on REO’s (properties that have already went to foreclosure and are listed for sale) I also do cash for keys to owners who have been foreclosed on and have heard some of these stories. I tend to stay away from PPO work (pre-foreclosure) although i do perform occupancy determinations and emergency winterizations. I DO NOT work for Screwguard……..

  6. Wake Up America! says:

The cops always say this (breaking & entering) is a civil matter because it involves a mortgage. I wonder what would happen if a homeowner entered a bank – during normal banking hours – and went behind the counter to look for the “lost” modification paperwork they had sent half a dozen times. “But officer, I’m just trying to help the bank find my paperwork so I can pay my mortgage.” Sounds ridiculous, doesn’t it? No more ridiculous than what the banks and their third party contractors do to citizens each day.

If the power or gas company kicked in your door under the guise of “electric” or “gas” preservation there would be a public outcry. But the banks get away with it. For the life of me I do not understand it.

  8. Sam says:

Invasion, theft, stolen property, grand larceny, forgeries, felonies left and right and this is a civil matter? So ridiculous. The police are wrong not to file a criminal report. $100 million lawsuit with punitive damages-money is the only thing Chase understands, but again all of the police, political parties, AG’s, congress and most judges and media seem to be paid off or paid by the banking system. And lawsuits are so expensive-the banks legal would drag it out 10 years. Criminal might get their attention and hope someone takes this case. This really is incredible and happens over and over where they go into the house that doesn’t even have a mortgage on it and take all the stuff. Crimes and laws don';t matter when you are a bank. You can do anything-even murder as was told earlier on this site, and nothing happens when you are a bank. I wonder when and where and if this will end.

  9. The attorney general of Connetticut back in 2009 sent Safeguard and other servicers and banks a cease and desist notice for violations as stated above concerning these victims and those tenant protected under PTFA of Congress signed May 20, 2009 and they do not have any excuse whatsoever for what they allow to be done by the property preservation vendors, yet the police and local prosecutors are ignorant of the Law for tenants and assist in the theft by these trash out crews that now are more often than not just some drunk hired that day that is told to get it all out and they take anything they want as the police watch and threaten arrest of the tenant and homeowners.

  10. Beth A. says:

Not only does Chase steal…they feel empowered enough to license others to steal.
I am waiting for the day when one of these bastards forces their way in and is shot by the resident. That seems to be the only thing that will stop this stuff.

I guarantee you, as a woman – if I were home when this happened, I would shoot. These sorts of firms have proven time and time again that they are up to no good – they vanadlize and steal. That’s good enough reason to assume harm will come – so SHOOT ‘em. They are breaking and entering and there it is documented everywhere that they are basically criminals.

  11. readdocs says:

The owners need to file a case against both the bank and the company who broke into the house.
If they ever find a lawyer.

  12. talktotennessee says:

Chase engages in illegal entry practices because they hire others to do the dirty deed, paying them for these “inspections” pretending to monitor properties in default. These overzealous BPO and inspecters enter the properties without proper credentials or authority to do so, collecting a contract fee from the lender to make these INSPECTIONS.
A friend had that happen. They placed a written log sheet in his house, which had furniture in it, while he was staying with a friend. On the log sheet, they documented each visit every month, even though the house had furnishing. They even “winterized” it until he removed their log and posted the property with a “No Trespassing notice, Violators will be prosecuted.” They still visited the property, placing their notice on the front door, without their name or credentials, noticing the owner to call Chase.
This is illegal entry and if you catch them at it, call the police and report them for illegal entry. That there are furnishings in the house makes it even more serious as breaking and entering!

Only when we fight back will we stop the banks from taking unfair and ILLEGAL entry. Remember, if the title is in your name, the lender only owns servicing interests (ONLY). They have no right to authorize a third or fourth party to break into and enter your home illegally without legal process! The fact that these inspectors often conceal their identity is enough to let you know that they realize their actions are illegal.
    Stand up for your rights!
We have sat too long submissive to thieves and thugs who themselves are breaking laws!

    • talktotennessee says:

oh,. . . . and during the process of illegal inspection entries, before the owner knew of their illegal actions and posted a warning, several things disappeared including a home entertainment system. No proof who took it of course but people who come in your furnished house under the guise and authority of Chase and others is a little suspect, don’t you think?
