INVESTIGATORS: Locked Out of Their Homes; Ohio Company Accused of Taking Property
COLUMBUS (Brooks Jarosz) – Imagine coming home to find your place ransacked and the locks changed and then you find out it was actually a legitimate Ohio company.
ABC 6 Investigators looked at the long list of homeowners left out and locked out. Our investigation uncovered hundreds of complaints and lawsuits accusing Safeguard Properties of critical mistakes.
Safeguard is hired by banks to inspect, clean and secure abandoned and foreclosed homes, but sometimes that company cleared out homes people were still living in.
“My mouth dropped to the floor,” homeowner Phil Guinaldo said. “They broke into my house.”
It was just the beginning of Phil Guinaldo’s frustration over his Canton home and the company Safeguard Properties.
“It’s just like somebody coming in and saying, I want this house, I’m going to take it,” Guinaldo said.

My home was in preforeclosure process not foreclosed. I was living in the property at the time. I went away for a few days to come to a home to notice my locks were changed and my personal items were removed. I knew who removed the items because a safeguard sign in sheet was on the counter. Per law they can only remove personnel Property if it’s in foreclosure not pre foreclosure. I called safeguard (Renee) and filled out a report. Of course Safeguard denies any wrong doing. I want to get an attorney or go to court and hold safeguard liable for every red cent including court cost and attorney fees. I live in Holiday Florida. Any ideas? Thanks Scott
Scammed into a designed to fail loan they steal all your money. In foreclosure they steal your home and possessions.Then they ask if you plan to sue.

I checked a property supposedly in foreclosure (according to neighbors) and one of Safeguard’s notice’s was posted on the front door and window claiming that the property was [supposedly] abandoned! ???
My door locks were changed while I was in hospital, then changed again after I got home. The Bank was not at fault it was the KASS SCHUYLER LAW FIRM IN TAMPA, FL, who took over from David Stern indicted for criminal fraud. In my case “they were doing a favor for PAVESE LAW FIRM OF FORT MYERS, FL. who I discovered using corrupt managers to alter checks, change internal documents and file fabricated law suits. They continue to harass & use judges to harass me. They are criminals who belong I jail but how can we fight them? My home in CA was bombed then Local Gov. tore it down before TRAVELERS INSURANCE CO. dealt with me. Collusion to defraud the public.
