					<description><![CDATA[I work with Safeguard for over 4 years and I see a lot of things they do to rip off the banks. I Reported water damage on first floor from bathroom overflow on second floor, They send out a contractor and replace the whole roof in sum of 8,743 dollars. Chase bank never new what was damage just ceiling damage. I done over 11,000 home inspections, on Default loans and only left maybe 50 call by cards, It is a number game more houses you do more SG make. They even tell us leave call back card it you see someone. If house window or door is open on bank own property, during inside outside inspection don&#039;t secure it they will send someone out and collect 110 dollars to secure the property. For vacant houses inspect them once each month seen so much removed from them be REO and contractors. AC units are a big one charge the banks few thousand dollars to install take pictures and then removed AC units when they leave.]]></description>

					<description><![CDATA[If you are a victim of Safeguard immediately file a criminal complaint, if the Police will not accept your complaint and enter it into the log then send the police a written statement outlining exactly what happened, a list of items stole, the value of missing items. Send the notice by certified mail, return receipt requested.  You might want to have the list of missing and stolen items notarized by  a Notary Public before you file it with the Police. Have at least 3 originally signed and notarized listings. Demand that the Police enter your complaint, investigate and file a report and send it to the prosecutor for presentation to the Grand Jury for criminal prosecution. Keep the heat on. You need a determination that a crime was committed or your insurance may not cover loss of your personal property that is not determined to be a crime.]]></description>

In cases where it is clear that the owner is still occupying the residence under no circumstances is the contractor to do anything to the property other than take pictures and leave. We have come across many homes where they were supposed to be abandoned yet in reality the people still live there. A good contractor/vendor will not just break in and take things. Also the policy is when an order comes in to remove things the personal belongings must be stored for 30 days in a storage facility. unless there are extenuating circumstances like the house has been empty for over a year. which usually indicates the owner had nowhere to store their stuff when they had to move due to a foreclosure or they just did not want the stuff because it was nasty and damaged. I do not condone those that break in to the homes and steal and feel they are not following guidelines set]]></description>

Once your 60 days in default they are allowed to send inspectors to the property to see if it&#039;s vacant or abandoned.   Typically entry is not made unless the lawn is overgrown, or utilities cut off.   If either of those 2 things are found to be true the bank has the right(again read your mortgage docs) to enter and secure the property because ultimately the property is the banks until you pay for it and they have the right to protect the asset from freeze damage, vandalism or violation citations from the city which end up being a lein on the property. Fees for these types of service are added on to the balance of your mortgage.   It doesn&#039;t matter if it&#039;s furnished or not.   If the power is not on and it&#039;s winter the pipes will freeze and break and now the bank has more expense when the foreclosure takes place. This is why most of these properties are winterized.  I will tell you though that Screwguard s one of the worst companies out there.   Not only are some of there practices questionable but they also screw the contractors that do the work.   I do field service work on REO&#039;s (properties that have already went to foreclosure and are listed for sale)   I also do cash for keys to owners who have been foreclosed on and have heard some of these stories.   I tend to stay away from PPO work (pre-foreclosure) although i do perform occupancy determinations and emergency winterizations.   I DO NOT work for Screwguard........]]></description>
