FYI, for those of you purchasing foreclosed properties, title companies are frequently putting clauses in their new title insurance policies which exclude covering the risk of fraudulent foreclosures, so that even if a buyer pays cash for a foreclosed house, and later that foreclosure is found defective & the property theoretically returned to the previous owner, the title company does not have to pay you for that taking. So buyers may either lose all the cash they paid to buy the property, or possibly still owe on the mortgage on that property without owning the property!
