Layton • Mayor Steve Curtis came home two weeks before Christmas in 2010 to find a foreclosure notice hanging on his front door.
Without ever being behind on his house payments, the 55-year-old telecommunications worker, after being laid off, had approached his bank earlier in the year for loan-modification help.
“We had been told we were doing everything right,’’ he says. “But the right arm wasn’t actually telling the left arm what they were doing.’’
Elected mayor in 2006 after 10 years on the Layton City Council, Curtis speaks passionately about the growing impact of home losses on families and communities, as well as the prevalence of wrongful foreclosures.

Mayor Curtis, I cannot imagine the embarrassment & anxiety that you must have felt when you found a Notice of Sale on the front door of your Home! Oh wait, yes I can & embarrassing was not my first feeling; it was more of a kicked in the stomach by an elephant sort of feeling. But, how can this be happening, when you have done nothing wrong? Beelzebub Bank would never knowingly or maliciously make mistakes, lie, falsify documents, forge signatures & notarizations, or break any laws. Besides Beelzebub Bank cares about its clients & investors & would never do anything as immoral as taking someone’s home for no reason. That would be heinous. But, you see it does not matter anymore what you believe to be legally right, because Beelzebub Bank makes its own rules. Beelzebub Bank does not care that it did not follow legal procedure before they taped that note on your door. That would have been tedious & cost money. They would have sent a notice of Loan Acceleration, then record a Notice of Default, & send a Certified & Snail mail copy of the NOD, then wait 90 days until it sends a Certified & Snail mail Notice of Trustee’s Sale; post the NTS 3x’s in a local newspaper w/in a very specific timeframe, & then post the NTS on the property in a visible place.
Welcome to the party that the rest of us have been attending for the past 4 yrs. It has only been months for you, how you holding up? How’s it feel to live with the reality that your future lies in the hands of so many people that really don’t give a damn, or are your Peeps working it out for you? Have you had to consider the very real possibilities of losing everything that you love, cherish, & could never replace? Frustrating isn’t it, when nothing seems to make a lot of sense & you hope that maybe today, enough elected officials will have had a Personal experience that prompts them to use their positions & voices for the benefit of the many; not the norm of pursuing a self-serving agenda whilst stroking the egos of the pompous self-righteous few. How sad that the majority are ignored, minimalized, brushed off & blamed for problems they did not create, but still try to fix. Even sadder, is the fact that people aren’t what motivates our representatives to try to right unjust wrongs imposed on others, but if the change would have a beneficial effect for them or their “friends”. Why should it take a personal experience to affect change that is at times so blatantly obvious? Would you like to experience brain damage caused by your Dr then deal with the state as they dangle your benefits in front of you like their playing Russian Roulette; whimsically terminating your Medicaid for months at a time; while being demeaned, & basically called a liar by the powers that be in the state run SS division; & have an ALJ that repeatedly violates policy & procedure, is reprimanded but does it again. Do you really want to experience the hardship of others before you can empathize & leave your illusion of reality, & enter the true reality that most Americans live in on a daily basis? If so, you can visit my reality, because that has been my truth for 4 1/2yrs.
So when you Publicly share your first-hand knowledge of Wrongful Foreclosures that you have been acquiring over the past six months, I give you permission to share my experience:
I sent a letter over a year ago to the AGO after my 8th sale hoping that some help or insight may come from it, but realistic & correct in the fact that even an acknowledgement was to farfetched, I sold my house 3 times. My first sale for $275k, ($75k+loss for me) was thrown out after CW sold the house again for $140k, at an auction they said they cancelled. Realizing their Oops, they ceased all communications for 2wks when they “Rescinded the Sale Due To Improper Bidding” & scheduled another one 3 weeks later. I had other offers rejected for being “too low”, but since they admitted to not having figured a payoff for over 8 months, I could fully understand the accounting predicament they must be in. After requesting a payoff statement 3 times, I finally received a total that included months I had made my payments & 3 charges for the statement. Once I received a Courtesy call from CW about a week before a sale. I guess by time your on your 6th sale, the formality & legality of the sale process is regarded as unnecessary. Oh, when I asked about a payoff amount, it was $40k more than the month before.

We (the wrongfully foreclosed ex-homeowners) were treated very badly before bank fraud went public. I was treated like a ‘loser’ who didn’t ‘want’ to pay my mortgage.
Come’on! I’m 38 years old, have owned my own home since I was 21, working 2 jobs at times to pay mortgage and make sure I always had my home. When I became victim to Bank Fraud and left homeless with my 5 year old, it was devistating to say the least. The impact it had and still has on my child is just awful, over time the talk of his ‘old room’ and the ‘bad people’ who stole our home has become less. But he will never forget, and I will never forgive the Bank who stole our home and our stability. I can’t even rent in my name or buy a car. I’ve lived in three different places since my home was taken. I feel for all out there who have had to go through this or are in the middle of it. Please don’t give up to those of you still in your homes, there are many resources to help you. Keep fighting!

Finally someone that understands the emotional toll this takes on a person, some never get over it, suicide isn’t unusual
This is exactly what needs to be done. The people that hold public office of any kind have to tell their stories. I know this is happening to thousands of people and they won’t talk about it because they are ashamed and think that it will affect their ‘position’. This Mayor is standing up and talking and this gives other people courage. The people going through this must understand they are victims of a giant scam and not deadbeats. Thank you Mayor Curtis.
